The Barn Conversion Process in Oxford

Firstly, a feasibility report is recommended. We generally advise a strong desktop study before full design commitment. This assesses structural condition, access, service provision and key constraints. Pre-application advice can be a good route to understand the planning department’s initial view.

Once we have checked off potential show-stoppers, we can conduct a full building and site survey, produce strong design proposals, and develop the finer points to bring the living spaces to life. Once agreed, we collate consultant information and reports, produce planning statements and detailed drawings, then submit to planning on your behalf.

Planning Permission and Permitted Development for Barn Conversions

The rules for Part Q permitted development changed in May 2024, allowing up to 10 new homes, up to a combined 1,000 square metres, with a reduced individual unit size limit of 150 square metres (subject to eligibility and prior approval).

The original Part Q came into place in March 2013 and allowed the conversion of agricultural buildings to residential under permitted development, via a prior approval application to confirm matters such as structural integrity, services and access.

Building Regulations for Barn conversions

Gaining building control compliance for a barn conversion can be difficult, but CK Architectural has the experience and expertise necessary to achieve it. As it will be classified as a new dwelling, it must comply with all elements of the Approved Documents. This includes structure, drainage, heating, insulation, ventilation and more. We aim to use as much of the existing building as possible to help keep build costs controlled.
